Property Description: **POOL AREA FENCED AND UN-OVERLOOKED**DAMAGE WAIVER FEE INCLUDED** This 3 bed/2 bath standard home is located in the quiet sub-division of Indian Ridge Oaks Kissimmee, less than 15 minutes from Disney. The community also has a communal pool, children's playground, tennis and basketball courts. The accommodation is on one level, with a fully equipped kitchen,a utility cupboard with a washer & dryer, dining area, lounge with a flat screen TV and a door to the pool deck. The are 3 bedrooms, all of which have a TV and free Wi-Fi is provided The pool deck is fenced giving a degree of privacy and backs onto a golf course. It also has a Spa (this is not a hot tub and can only be heated to the same temperature as the pool when pool heating added. Pool heating is recommended April - November and extra charges apply Bedroom 1 Master with King size bed Walk in closet En-suite bathroom with separate shower TV Door to pool deck Bedroom 2 Queen size bed Closet TV Bedroom 3 Twin beds Closet TV Bedrooms 2 & 3 share a full bathroom Important information Pool heating is recommended from November – April and is an additional cost. Please note that when the temperature drops below 55°F, pool heaters will not operate, as weather conditions affect the temperature of the pool. As soon as the temperature rises above 55 degrees the heater will resume. This does mean that the pool will not be as warm as usual and as this is completely beyond our control, a refund will not be given under these circumstances. They are usually set on a timer and do not operate 24 hours a day A DAMAGE WAIVER FEE IS INCLUDED IN THE RATE CANCELLATIONS MADE WITHIN 35 DAYS INCUR 100% CHARGE
