There are 2 lounges, the first is situated at the front of the home and offers a great quite area for you to relax after a day in the parks, read a book or plan the activities for the next day. The Family Room is situated at the rear of the home and includes a Large Flat Screen TV with a generous corner seating unit and chair, an ideal place for the family to unwind after a long day in the parks and perhaps catch a ball game. The Kitchen is fully equipped and can cater for all your needs, from a light lunch or quick breakfast which can be taken at the cozy nook which overlooks the pool so you can keep an eye on the younger guests. The Dining Area is beautifully designed and is perfect for more formal meals where you can gather and catch up on the day’s events. This home now has the added benefit of a Games Room. It’s also a lovely place to enjoy the conservation view from the pool deck with a glass of something cold and refreshing each evening as the sun goes down. Policies: - We require your full guest list 36hrs prior to check in to avoid late or no check in. - Swim at your Own Risk - No smoking - No pets allowed - No events, parties or gatherings that disturb neighbors at any time. - Disturbances which require security or law enforcement intervention carry a fine of $500 or more. - Must be at least 28 years old to book (in compliance with Orlando Codes of Ordinances – Chapter 57) - Photo ID required before check-in - Stays 4 nights and under require an additional damage deposit - Full list of guests required before check-in - Pool Heat is an additional cost and should be requested if required - Pool Heat is required to heat the spa - Vacation rental communities do NOT allow parking on the road - Commercial vehicles, recreational vehicles, trailers, self-propelled motor homes and boats are only allowed to enter temporarily for loading and unloading. - Motorcycles and Golf carts are not allowed unless they are street legal and registered like other motor vehicles. They must be parked in the garage (they are not allowed if you home have the garage converted to a games room). - Vehicles parked in violation of the parking rules are subject to immediate towing - Electric Cars: It is prohibited to charge vehicles at the home. Failure to adhere to this will result in a $500 fine per charge plus electricity costs. IMPORTANT INFORMATION Pool heating is recommended from November – April and is an additional cost. Please note that, in extreme weather conditions (below 55°F), pool heaters will not operate, as weather conditions affect the temperature of the pool. As soon as the temperature rises above 55 degrees the heater will resume. This does mean that the pool will not be as warm as usual and as this is completely beyond our control, a refund will not be given under these circumstances.
