Property Description: *GATED RESORT WITH COMMUNAL FACILITIES*CONSERVATION VIEW*DAMAGE WAIVER FEE INCLUDED*2 DOUBLE & 2 TWIN BEDROOMS* This home will sleep up to 10 guests and is located in the popular resort of Emerald Island, Kissimmee. Emerald Island is a gated resort with communal facilities including a clubhouse, fitness centre, sauna, 2 pools, tennis courts, kiddies play area and games arcade all if which can be used by guests staying here. The accommodation is on 2 levels; the entrance opens to a living area with a sofa and TV with dining table and chairs. This leads to the main lounge with additional sofas and a TV and opposite is a fully equipped kitchen with a breakfast nook with a door to the pool. There is washer and dryer in a utility room and a pool table in the garage. The pool has a spa; this is not a hut tub and can only be heated to the same temperature as the pool, when pool heating is added. It is relatively private as as it backs onto conservation and has shrubbery either side. There is a shaded lanai and a child safety fence. Please note that, in extreme weather conditions (below 55°F), pool heaters will not operate, as weather conditions affect the temperature of the pool. As soon as the temperature rises above 55 degrees the heater will resume. This does mean that the pool will not be as warm as usual and as this is completely beyond our control, a refund will not be given under these circumstances.
